Where Should NRIs Invest in Gurugram? The 2026 Data
Every NRI conversation starts with the same question — which corridor? Here is the answer the way we give it to paying clients: from the data. Truth Estate audits 107 under-construction Gurugram projects from RERA filings and quarterly construction progress — and right now 76% of them are running late against their committed dates. For a buyer managing the purchase from another country, delivery risk is the number that matters most, so this guide puts it beside price and growth for every corridor we track.

How to read it as an NRI
Buying from abroad changes the weights. Delivery risk costs a remote buyer more — a late project means years of paying rent abroad and EMI at home with nothing to show, and chasing a builder from another time zone is miserable. The established corridors trade certainty for price; the growth belts trade price for execution risk that must be checked project by project.
Our working rule for NRI clients: pick the corridor for your goal — yield, appreciation, or an eventual return home — then let the project’s own filings decide. A corridor average never signed your agreement; a specific developer did.

Frequently asked
Which Gurugram corridor has the lowest delivery risk right now?
Among corridors with at least five tracked projects, New Gurgaon currently shows the lowest average modelled chance of delay (51%) on our audit. Corridor averages move as quarterly filings land — the live picture is on each corridor page and in the Gurugram Delivery Audit.
Which corridor is the most affordable entry for NRIs?
Sohna carries the lowest tracked average rate among our corridors at roughly ₹8,500/sq ft — suited to patient 5–7 year investors. Affordability and delivery risk are different axes; check both before booking.
What matters more for an NRI — corridor or project?
The project. A strong corridor contains weak projects and vice versa: delivery risk, legal standing and pricing are project-level facts. Pick the corridor for your goal (yield, appreciation, end-use), then audit the specific project before any money moves — that is exactly what our reports are for.
How does Truth Estate know the delay numbers?
Every figure comes from public HARERA registrations read against the quarterly construction-progress reports developers file by law — modelled into a chance-of-delay per project and averaged by corridor. No developer pays to change a number, and every named project links to its official filing.
